For those new to the Nicaraguan real estate market you need to be aware when you read about a listing that end up saying "net to owner", this means that the proposed price is the lowest price the Seller is willing to accept.
Let's assume this is the case that this is lowest net cash to Seller. Buyer needs to add the commission the agent requires, and all closing costs. So agent has under priced the property in most cases by a minimum of 7 to 10% below market / transaction value (commission & closing costs). So best to talk to an agent that is transparent and discloses the true costs for their services and transaction.
